The refurbishment retained the existing substructure and superstructure, with internal slab alterations for a lift pit, structural steelwork to support loads, and installation of new mechanical and electrical systems including new heat recovery ventilation systems, lighting, fire alarms, and specialist computer gaming equipment. Internal finishes involved reconfigured partitions, exposed ceilings, and new decorative elements matching university colours. External works included pedestrian walkways, seating areas, and landscaping with raised timber sleepers. The project was delivered to a demanding programme with the facility opened for the new academic year in October 2025. We worked closely with stakeholders to manage the fitout of an existing building with associated variations and alterations to the original scope of works.
The project delivered a considerable amount of social value (£926k) delivering both economic and community benefits. As part of the project, we arranged Site Visits via partnering with Lofty Heights to support NEETS locally, and also delivered 17 high school students work experience via our World of Work Day, which saw them work as a team in the morning learning about our head office roles, and a visit to the Esports Site in the afternoon, to get a flavour of the practical side. We also are proud to have achieved a 99% recycling rate utilising segregated waste streams on the site, and we scored 43/45 for being Considerate Constructors!
