The centre is occupied by the Children’s Support Service, (CSS) and the new two-storey facility provides state of the art spaces enabling high quality education for Key Stage 3 and 4 pupils, who can no longer be taught in a mainstream educational setting.

Methods of Construction:

• Steel Framed with SFS infill.
• Precast Concrete Hollowcore floors and roof decking
• Brickwork to the façade, with aluminium cladding and rendering
• M&E specified to achieve heating and cooling as per the 2050 London Gatwick Weather file requirements.

Social Value
Utilising Thrive software to record social value metrics, we know Fairview has generated £7.1m of Social Value, money that is directly invested to help the local economy. We achieved this figure through multiple ways, some of which are detailed below:

• Targeting Development of new careers, Fairview hosted learning opportunities for five of our Management Trainees, for 17 months and provided further support for three trade apprentices, for a total of 197 days.
• In support to the local community, we became a financial supporter to the Trust Links charity. Operating over Essex, and locally to our site in Basildon, Trust Links are an independent charity supporting the community with their mental health and wellbeing, via therapeutic gardening, and other services. Our financial support aided the establishment of a new community garden.
• We supported lowering local unemployment rates by working with trusted labour agencies to hire site labourers and a forklift driver from Basildon.
• Our site manager installed a “food swap” station, where site operatives could bring and share, swap or trade food and bond over it, for example, a packet of sausage rolls for lunch.
• Site hosted a clothes donation bucket, where operatives could swap second hand items of clothing, promoting a culture for recycling and thinking of others.
• We installed new basketball hoops, brand new weld mesh fencing, and new smoking shelters to the neighbouring social club.

Constraints and Successes:

• Our design team employed digital l technologies working within a 3D collaborative environment. Specifically, Solibri clash detection software was used to combine models from various design disciplines to ensure a smooth design coordination and construction process.
• The demolished original school had piled foundations which constrained the design, however after meticulous planning, we were able to construct 259, 350mm diameter piles without any clashes with existing.
• Much of the building’s main structure was produced through off-site manufactured components, such as the steel frame, PCC hollowcore flooring and ceiling planks, aiding the project’s sustainability credentials by reducing waste, which would negatively impact the planet.
• The site was heavily constrained by planning requirements, requiring a re-design to make the building footprint smaller. Working collaboratively with our designers, we achieved planning through reducing the size of the building and consequently saved £100k.

The project received the Project of the Year Award for Constructing Excellence for Essex in April 2024.
