It is comprised of a single and two-storey building and was constructed using precast concrete beam and block floor and staircases, steel frame, and metsec external wall framing infill. The completed building provides a warm, welcoming environment for adults with complex or incurable conditions, with capacity to serve the local community for many years to come.
The project was a two-stage design and build scheme. We became involved due to our existing relationship with its Project Manager, who we worked with to successfully deliver the Arthur Rank Hospice Cambridge in 2017. When we became involved, the incumbent scheme was significantly over budget, at risk of planning refusal, and the client had concerns regarding the design’s suitability. We introduced a new Architect and went back to first principles regarding the design, with the process being fast tracked to deliver RIBA stages 1-3 in just 6 months. A clear cost check was provided to the client at the end of each design stage to ensure that the project remained within budget. We also re-engaged with the Hospice Team to hone the client brief and utilised a specialist consultant to address the issues affecting planning permission.
The design changes required to achieve planning permission were significant, which took the scheme over budget once more. To address this, we drove innovation, producing a value engineering schedule totalling 50 items for discussion, with a value of £653,000. 34 of these were taken forward, with total savings equating to £384,000 to bring the project well within budget.
To raise the profile of the project and drive fundraising activities, over 500 visitors came to the site throughout the course of the build- including staff, donors, healthcare professionals, and other charities. Pupils from a nearby school also visited to partake in a bricklaying activity and learn about the Hospice and its construction. Local subcontractors were used wherever possible, and 18 tonnes of waste timber were diverted from landfill via the Community Wood Recycling Scheme, further supporting sustainable local employment and volunteering.
