The 10,000m², three storey returns area incorporates offices, training, welfare, workshop and repairs areas. warehouse accommodation delivers 9,500m² of high bay storage space.

The building was constructed using traditional pad foundations with a power floated ground floor slab, steel frame, external cladding and aluminium curtain walling. Works included the construction of a reinforced concrete HGV yard area with dock leveller bays, car parking, drainage, external lighting and landscaping.

Tender award was conditional upon identifying programme and cost savings. We undertook a comprehensive review of the scheme, and were ultimately able to save £146,000 and nine weeks from the programme. Measures taken included working with our supply chain to generate an alternative, composite roof cladding material, which saved £90,000 and delivered a nine-week programme saving.
