THE PROJECT COMPRISED OF THE CONSTRUCTION OF 29 VERY SUSTAINABLE DWELLINGS CONSISTING OF A MIXED AFFORDABLE HOUSING DEVELOPMENT OF APARTMENTS WITH TWO AND THREE BEDROOM HOUSES. THE PROJECT WAS PROCURED VIA A DESIGN AND CONSTRUCT ROUTE
The 29 dwellings were constructed on a 'greenfield' site using an insitu hemcrete external wall construction material supported with a timber frame structure. These products were selected due to their low carbon impact compared to other traditional forms of house building construction. The hemcrete material was finished with a lime based external render and internal lime plaster finish in order to create a breathable wall construction. High levels of insulation were incoporated and a high attention to detailing was paramount in order to achieve low air leakage levels. The project also incorporated the construction of estate roads, footpaths, parking areas, landscaping, drainage and services
Key features of the project were:-
- Timber frame structures with insitu hemcrete infil used
- Lime base renders and plasters used to hemcrete areas
- High levels of insulation incorporated
- Extremely low air leakage targets achieved
- Air source heat recovery units installed
- Properties built to Code for Sustainable Homes Level 4 standard
